RURAL FEDERAL HUD 184 GUARANTEED LOAN PROGRAM

AHFC Sponsored Program

Tlingit-Haida Regional Housing Authority administer's an AHFC Rural Federal HUD 184 Guaranteed Loan Program provides a federal guaranty on loans made to American Indians or Alaska Natives for owner occupied properties, and to Indian Housing Authorities for non-owner occupied properties. Loans must be made under the Rural Loan Program and the property must be located in an area meeting AHFC’s definition of small community.

The collateral should generally be the subject property for which the loan is being made. However, on a prior approval basis, AHFC may accept alternate fee simple real estate located in a small community as collateral for which HUD is willing to guaranty 100% of the loan.

The Home Ownership Assistance Fund option is not available under this program.

Terms of Program Use Criteria

Tlingit-Haida Regional Housing Authority administers the Rural Federal HUD 184 Guaranteed Loan Program which is sourced by Alaska Housing Finance Corporation, comes with terms or conditions you are required to agree and adhere to during the commission of your application acceptance. The terms for this program are..

  • The proceeds of a HUD 184 loan may be used for the purchase, purchase/renovation, or the financing for owner/builder new construction of single-family or duplex housing to be owned by Native Americans.
  • Loans may be made for “paying off” a Mutual Help home, allowing the property to be conveyed to the homeowner. A loan may also be used to pay off and rehabilitate a Mutual Help Home.
  • A loan under this program may not be used to rehabilitate a home which is still under the Mutual Help program and has not been conveyed to the home buyer or a unit owned by the Indian Housing Authority under the Indian Housing Program.
  • Property must be located in a AHFC defined rural community.

 

Eligibility Requirements:

Financing

  • AHFC will purchase both term and One-Step construction loans. On One-Step Construction, loans the property does not have to be 100% complete prior to purchase by AHFC. However, the HUD guaranty must be in the file at purchase.

Eligible Property

  • For owner occupied properties, single-family or duplex dwellings are eligible.

Eligible Borrowers

  • This program is offered to individuals or families that are either Alaska Native or American Indian. You must provide provide proof of status via a "Certificate of Native Blood". If you do not have this provision, you can download an appication below.

Assumability

  • Loans under this program are assumable to qualified applicants per HUD and AHFC criteria.

  • Fill out Uniform Residential Application and release of Information authorization forms.
  • Completed and signed copies of IRS tax returns including W2 and wage schedule s for the past 3 years (both applicants if applicable).
  • Copies of your most recent paycheck stubs (both applicants if applicable).
  • Copies of last 2 months bank (savings, checking, etc) statements for all deposit accounts.
  • Copy(s) of valid and current driver's license (both applicants if applicable).
